Oakwood Acres is one of the older established communities on High Rock Lake, tucked off NC Highway 8 in southern Davidson County. Homes in the neighborhood have been selling in the mid-four-hundreds. Almost nothing here trades under six figures.

Why this lot is worth a look
· Established High Rock Lake community. Oakwood Acres, platted as Map No. 2 in Plat Book 8, Page 29 — a real neighborhood with real houses on it, not a paper subdivision.
· Not in a FEMA flood hazard area. Zero percent FEMA coverage and zero mapped wetlands. That is unusual this close to the water and it is worth something.
· Level and easy to walk. Total elevation change across the entire lot is about two feet. No ravine, no cliff, no fill needed.
· Paved public road frontage. Approximately 50 feet fronting Pine Rd. Not landlocked, no easement required to reach it.
· Carrying cost is almost nothing. $84.15 a year in county taxes. You can own this and forget it.
· Utilities in the neighborhood. Power serves the adjoining homesites, and Davidson Water, Inc. serves this part of the county. Confirm tap availability for your intended use.
· Clean title, quick close. Owner’s title policy issued through Commonwealth Land Title. We can close in about two weeks with a local attorney.

Who this lot is right for

· Someone who wants a foothold in a lake community. You do not need a plan today. You need a deed and eighty-four dollars a year.
· A patient buyer. Neighborhood values have been climbing. This is a small, cheap, low-carry position in an area that is not making more lots.

Who it is probably not right for: anyone who needs a guaranteed building permit on day one. We cannot give you that, and we will not pretend to.
